Proposed change would allow permanent storage containers on some properties

Arapahoe County is proposing a change to the County’s Land Development Code to allow permanent storage containers on some properties zoned “agriculture” or “rural residential” that are at least nine acres or larger in unincorporated areas of the County. 

The proposal would amend the current zoning code, which only allows storage containers on a temporary basis. Currently, storage containers are only allowed when an active building permit is in place on the property or can be used for up to seven consecutive days for the purpose of moving or an estate sale.

“The proposed regulations would allow property owners with more acreage the ability to store their equipment or other belongings in a safe and secure structure,” said Zoning Manager Caitlyn Mars.

Under the proposed rules, a storage container cannot include plumbing, electrical or mechanical systems and signage. Additionally, written messages on the exterior are prohibited. Permanent storage containers would be allowed on property zoned Agricultural Estate (A-E); 35 acres minimum lot size, Agricultural-1 (A-1); 19 acres minimum lot size or Rural Residential A (RR-A); nine acres minimum lot size.

One storage container could be placed on properties 19 acres or smaller. Two storage containers are allowed for properties 19 to 35 acres in size and a maximum of three for lots larger than 35 acres. 

The proposed regulations were approved by the Planning Commission in June. 

The Board of County Commissioners will hold a public hearing on whether to adopt the proposed regulations at 9:30 a.m. Sept. 12 in the East Hearing Room at the Administration Building, 5334 S. Prince St., Littleton, 80120.
